The DSW Mission Statement
Since 1954, we at Die Stadtfelder Wohnungsgenossenschaft eG have been committed to helping build and develop the city of Magdeburg: a city where all generations can live together – in high-quality homes at affordable prices, with a good level of service.
Personal responsibility, self-help and self-governance are the three cornerstones on which the vision of our housing co-operative is based.
We want to provide our members and tenants with a space where they can live, make a home and, above all, feel at ease. To ensure we achieve this, we base our day-to-day work on specific values and a philosophy that places our members and their needs at the centre of everything we do. Alongside core values such as tolerance, justice and freedom, which we take for granted, we are guided by a further set of modern guiding principles.

Our history – Co-operative housing since 1954
The Stadtfelder Wohnungsgenossenschaft eG looks back on a long and distinguished history: In October 1954, following a resolution by the GDR Council of Ministers, the workers’ housing cooperatives were founded – an idea that had already proved its worth since the end of the 19th century and formed an important pillar in the city’s reconstruction. The members of the workers’ housing cooperatives pooled their savings, contributed to collective ‘reconstruction hours’, and were thus able, under the leadership of their chairperson, to build houses and flats and become co-owners. Thanks to this collective effort, the first housing complex was completed just three years after the workers’ housing cooperatives were founded. Industrial-scale housing construction alleviated the acute housing shortage and provided modern accommodation for the people of Magdeburg, some of whom still live here today.
The origin of our name, ‘Die Stadtfelder’
In the early 1990s, we carried out a survey on the future name of our housing co-operative, in which the suggestion ‘Magdeburg-Stadtfeld’ received the most support. One reason for this was that our head office was located in Stadtfeld (Stolzestraße 2a) at the time. Another was that a large proportion of our housing stock was situated in Stadtfeld.
On 5 August 1991, the organisation was entered in the register of co-operatives under the name WBG Magdeburg-Stadtfeld eG. DSW operated under this name until the summer of 2019.
By this point, the name ‘Die Stadtfelder’ had become established. We were therefore officially renamed ‘Die Stadtfelder Wohnungsgenossenschaft eG’.
Democracy in our housing co-operative
Our approximately 5,700 DSW members elect their representatives from among their own ranks. At the Representatives’ Assembly, which takes place once a year, the approximately 60 elected representatives act on behalf of the members and, amongst other things, elect a supervisory board.
Five members of the Supervisory Board appoint, advise and oversee our Executive Board. Two members, as members of the Executive Board, manage DSW’s affairs.

Our mission – what we stand for
To create and let accommodation that meets the very latest standards and where people of all generations feel at home. A place that not only alleviates the ongoing housing shortage but also invites people to live and thrive: ever since our foundation, we have been passionately committed to this goal, 365 days a year, round the clock, for you, with you – as a team! Ensuring a secure long-term supply of housing and meeting our members’ expectations through ongoing renovations and maintenance, as well as refurbishments and new-build projects – all without speculative expectations of returns – are our top priorities. Our Executive Board, Supervisory Board and representatives ensure this not only through democratic processes, but also by upholding our values – and have been doing so since 1954.
Tackling issues and matters together: We don’t just talk – we take action! Our members always have reliable people to turn to: our property managers and caretakers are available in person or by phone – no matter how small the problem!
Articles of Association
The DSW Articles of Association form the cornerstone of our co-operative operations. They are based on the Co-operative Societies Act and on model articles of association drawn up by the National Association of the Housing Industry. The purpose of our housing co-operative – to support our members by providing good, secure and socially responsible housing – is set out in Section 2 of our Articles of Association.
DSW’s areas of activity are wide-ranging: we are able to manage, construct, acquire, sell and maintain all types of buildings, regardless of their legal status or intended use. In the fields of housing and property management, urban development and infrastructure, we can undertake all relevant tasks, including those relating to commercial premises, economic and cultural facilities, and services. Membership of the DSW
By becoming members, our tenants acquire a right to long-term use as well as a right to have a say in decisions. You can find more information on this topic under ‘Membership’.
Our vision – this is how we see and shape the Magdeburg of the future

Just as we did when we were first founded, we want to continue working to develop our city. We are committed to ensuring that Magdeburg is a liveable and modern place for all generations, offering a home – a place where people can feel at ease.
And that is why our housing co-operative continues to grow. We identify opportunities, make investments and fill in vacant plots. We develop modern building projects in collaboration with outstanding architects, thereby shaping the city’s landscape.
Our project at Pfälzer Platz is a striking example of how we are playing a key role in shaping Magdeburg’s image: the corner building, which was inaugurated in 2017, lends the square a modern and distinctive character, whilst at the same time filling a gap in the built environment that had existed since the Second World War. Thanks to its extraordinary façade, our building also impressed the expert jury and was awarded the prize for Germany’s most beautiful façade in the same year!
Our neighbourhoods
Our team – working together for the future of our city
Our dedicated team is happy to take care of all matters relating to our members and prospective tenants and to ensure their satisfaction:
- Our colleagues in the lettings team are the first point of contact for people looking for a flat. Once prospective tenants have found the right flat, our property managers take over and look after not only the needs of our new member, but also those of all our members: whether it’s signing the long-term tenancy agreement or carrying out the end-of-tenancy inspection.
- Our colleagues in the Technical Department are responsible for the structural maintenance of our residential buildings and flats. Our colleagues in the Minor Repairs team take care of minor faults.
- Our Accounts Department is responsible for the settlement of operating costs and the management of receivables.
- All these departments are actively supported by our IT systems officer, our reception team and our marketing team.
- Our housing co-operative is run by two board members.
- The Supervisory Board, comprising five members, supports the Executive Board in carrying out its duties.
